Application in terms of Section 15 of the Mossel Bay By-law on Municipal Land
Use Planning, 2021 for:
a. Erf 11516 (Public Place)
b. Erf 11538 (Public Place)
c. Apiesdoring Street (20m wide)
d. Bitou Street (13m wide)
e. Boegoesingel (18m and 13m wide)
f. Gousblom Street (16m wide)
g. Kreupelhout Street (20m wide)
h. Moepel Street (16m wide)
i. Plataan Street (13m wide)
j. Spekboom Street (20m wide)
k. Sterkbos Street (13m wide)
l. Tierhout Street (13m wide)
m. Unnamed Road (13m wide)

The confirmation of an exempted Subdivision and Consolidation to allow
for the amendment of General Plan No. 12342 (SG 7917/1988) in terms of Section
24(1)(i) of the Mossel Bay Municipal Planning By-Law (2021) to create two erven
namely proposed Erf 9440A, Mossel Bay (being ±6.0489ha in extent) and proposed
Erf 9440B (±14.5757ha in extent);

The Subdivision the proposed Erf 9440A, Mossel Bay in terms of Section
15(2)(d) of the Mossel Bay Municipality: By-Law on Municipal Land Use Planning,
2021 into 135x portions to allow for the following land uses as indicated on
the layout plan Pr2361MB9440L03 dated 13 December 2024:
a. 133x “General
Residential Zone I” Erven (Group Housing);
b. 1x Open Space Zone
II Erf (Private Open Space); and
c. 1x Transport Zone
III (Private Road)

A Consent Use in terms of in terms of Section 15(2)(m) of the Mossel Bay
Municipality By-Law on Municipal Land Use Planning (2021), to allow a
“retirement resort” on the “General Residential Zone I”, erven;

A permission required in terms of the zoning scheme, to approve the Site
Development Plan for the proposed retirement resort, in terms of Section
15(2)(g) of the Mossel Bay Municipality By-Law on Municipal Land Use Planning
(2021),
